Hoke County CBAH Site - Connell Tract

Site Description: The 21-acre tract being developed by BSHC is heavily wooded with mostly pine forest. A tributary of Rockfish Creek runs through the property, but creates extensive 100- and 500-year floodplain. The site itself is located about two miles from Fort Bragg and borders the future Hoke Community Forest on its northern boundary.

Stream on siteChallenges: Extensive floodplain makes much of this property unbuildable. However, affordable housing is greatly needed in this county—Hoke County has the 3rd fasted growing population in the state and the 2nd highest projected growth rate.

Solution: A site plan has been developed for the property that will protect the tributary and keep housing outside of the 100- and 500- year floodplain. Housing will be clustered on the higher portions of the property where the soils are more suitable for development. A significant amount of open space will remain for neighborhood use, and trails will developed that link the community to the future Hoke Community Forest, thereby providing recreational opportunities that are rarely found in affordable housing developments. The Left to Right:  Monica McCann (Resourceful Communities), Christina Davis-McCoy (BSHC CDC), Randall Arendtlimited development of this property is also highly compatible with the land use priorities of nearby Fort Bragg Military Reservation.
