Kannapolis CBAH Site #2

Neighborhood around CBAH site

Location: Kannapolis, Cabarrus County

CDC Partner: Prosperity Unlimited CDC

Land Trust Partner: Land Trust for Central North Carolina

Site Description: This small five-acre site is located within an existing community in Kannapolis that the City is anxious to revitalize. The property itself is bisected by an extremely deep ravine that makes development challenging.

Challenge: Although the property is located in a distressed neighborhood in Kannapolis, it is located less than a mile from where the future NC Biotechnology Center site. The Center, coupled with the city’s proximity to Charlotte, creates development pressures that limit the amount of affordable housing being created in Kannapolis. Far more challenging, however, is the topography of the site. The huge ravine that bisects the property limits the number of homes that can be safely situated on the property.

Arendt Design for Kannapolis Site

Solution: Randall Arendt’s design (left) allows for 12 lots with only a few feet of new road needed. New, affordable homes will help revitalize the neighborhood. Most of the lots will back onto the ravine, creating a useable and accessible open space for most of the homeowners.

Project Spotlight

Resourceful Communities has helped partners establish NC's first community forest on a 532-acre parcel in Hoke County. Community forestry engages local partners in planning, management and stewardship. Adjacent to forestlands with the second largest US population of the endangered red-cockaded woodpecker, this community forest will restore habitat and provide economic, recreational and educational opportunities and more.
